New Village, a new mixed-use residential development, will bring the principles of Smart Growth and New Urbanism to an existing downtown village within the New York Metropolitan Area. Enlivening the streets while providing civic amenities such as a new Town Square, the project will enhance the urban fabric of the village and bring a 24-hour community to the “Four Corners”, in the heart of the Village of Patchogue.

Downtown Patchogue has experienced a resurgence in recent years with new shopping, restaurants and bar/lounges along the downtown corridors. Three years ago a new Mayor and Village council were voted in on a platform supporting revitalization of the downtown and village waterfront. The Mayor, Paul Pontieri was recognized as one of Long Island Business News "Top Ten Most Influential Long Islander's for 2008" TRITEC and the Village see this development as the pinnacle of the work done in revitalizing Patchogue so far.

New Village is distinctively designed, the development will embrace and enhance the context of the existing historic Main Street and the adjacent village landmarks: the Patchogue Bank, the Brick House Brewery, and the 31 West Main Building. A new icon will mark the key Four Corner’s intersection, capturing views to the waterfront and pointing towards Patchogue’s future.

The proposed New Village program includes 240 residential units, a 100+ room hotel, and 37,550 sf of restaurant/retail. Additionally, New Village will have a total of 433 parking spaces screened from the street beneath the residential buildings and in surface lots.
